We actively market your property, finding quality tenants, arrange cleaning and gardening staff, and we personally ensure all maintenance issues are dealt with quickly and professionally. Our rates are very competitive and our service is second to none.

Who are we? Lyndon and Symone Black. While we are originally from Tasmania, Australia, we relocated to Port Vila early in 2015 with our family after an extended visit in 2014. We now live between our island homes and are always contactable for our clients and guests alike. Combined, we have over 40 years’ experience in management, graphic design, customer care and tourism, as well as a natural energy and attention to detail.  We can even swing a hammer!

In May 2017 two new Property Managers joined our team. Marcus and Bree are young and energetic, speak fluent Bislama, Fijian, and of course, English, and are on hand 24/7 when guests are holidaying with us. Bringing our management team to 4, along with our 4 staff members, 16 degrees south is Port Vila's fastest growing Property Management business.

Our business offers three distinct ways to care for your holiday property. Property Management, Marketing, and our comprehensive Complete Care package. Your property may be your private holiday house that you escape to from the hustle and bustle or Winter blues, or your luxury holiday home for paying guests.

Property Management

We offer the most comprehensive property management package available in Vanuatu. We care for your property as if it were our own. This means we attend to any issues promptly, fix things properly and don’t ignore the small things. If you have existing staff, we are happy to work along with them or supervise if required. We also have a housekeeping team, chauffeur, and gardening crew that are well trained, professional, and reliable.

If you own a quality holiday rental, combining our comprehensive property management service with our online marketing means you really can sit back and relax, knowing that everything is being cared for. If you have a private holiday home on Efate, we care for your property through routine maintenance visits, reporting back to you immediately on the condition of the property and working with you to maintain your property as if you were here. We can also coordinate things like pest control, installation of new furniture or air conditioning, and major maintenance work. We really do take care of everything.

Before you visit your own home, we arrange a thorough and supervised housekeeping visit, restocking of the pantry, and an airport transfer if needed. Gardening and exterior cleaning would be maintained weekly. Imagine arriving and having to do nothing at all but relax! We will make your arrival seamless. The only thing you need to decide on is to open a bottle of red or white…or both.

They can also plan their holiday using our up to date website to assist them. Your guests book online using our credit card or direct deposit payment methods. We integrate with your existing online marketing presence, automatically synchronising calendars from multiple sites.

Our website is optimised for internet searches, maximising your property's exposure to potential customers. It is modern, fresh, easy to use and is designed with the end user in mind.

We attend to any enquiries within 12 hours but usually much faster. This quick response time converts to confirmed bookings very easily! Through onsite visits and after discussing your property with you, we will know your property inside and out. We are able to reply to your guests with accurate information and the knowledge that only comes from being a local.
